Are you selling your home or are you planning to put your home on the market soon? If you’re unsure of how much work or money to put into your roof before selling, we have some guidance for you from professional real estate agent & blogger Chad Dierickx.
Should You Repair Your Roof or Sell As-Is?
There is one reason you might choose to spend money on your roof: to sell your home faster. Well-maintained homes have the potential to sell faster because they show better when people tour them in-person, and that’s one less concern for the buyer to take into account.
However, if you simply can’t afford the repairs or you don’t want to take the extra time you can choose to sell as-is. But if you choose to sell as-is, it might impact the final sales price. That’s where insight into the pace of the market and how your home compares to recent nearby sales will come in handy.
The “Real Estate News & Analysis” section of the Redfin blog and the neighborhood pages on Redfin are good places to find that information. If you’re lucky and sell in a competitive market, then buyers might be more willing to overlook minor maintenance issues with the roof to win the offer and it won’t make a dent in the final sales price.
Similarly, selling as-is and pricing your home lower to compensate could work in your favor to attract multiple buyers in a bidding war.
If your roof is beyond its useful life (especially if it has been pummelled by a meteorite), then you should replace it before you sell. Anything less cut and dried will require additional consideration into the level of repair, cost, market conditions, comparable sales, and how quickly you want to sell.

A and H Roofing has been in business since February 1998, and we are proud to say we have over 30 years of experience in the roofing and gutter industry.
Founders, Mike Aberle and Tom Herman, both have a long history in roofing prior to starting A and H Roofing. Tom Herman comes from a long line of family owned roofing businesses. His father and all of his father’s brothers have owned their own roofing companies for years. You could say, he grew up in the business.
Mike Aberle and Tom were high school friends. They worked together during summer breaks throughout high school and college for Tom’s fathers roofing company. “We work so well together, that after completing school, starting a business together just seemed like the right thing to do.”
We Are Different From the Competition
Quality Control. We have our own in-house inspector for quality control and the City and County inspector to insure the best quality job. As a smaller oriented business, our crew leaders have been with the company for five years. This guarantees quality of installation and assures that employees are not being trained on the job. We do not hire new installers when busy – we keep the same quality installers busy and loyal all year long.
Safety. We are committed to quality and safety: all of our safety training, contracting and consulting is done through Lancaster Safety Consulting.
Customer Service.Throughout our years in business, customer service has been, and is our number one priority. We are a home town business with expectations of the highest quality and workmanship on all of our projects. All of our employees and customers are like family to us. As a family, we instill in our employees that quality is the most important part of any job. Because we are like a family, everyone working for us has been with us for a minimum of 5 years.
Continued Training. We are continually striving to learn more about the roofing trade, techniques, and technologies by attending training courses through the Colorado Roofing Association, Air Vent Seminar, and other organizations such as Lancaster safety.
Roofing material options.
Asphalt Shingles are the most commonly used roofing surface and are also the least expensive option. Asphalt shingles made of fiberglass that’s been impregnated with asphalt and then given a surface of pebble like granules. They come in two basic styles: standard single-thickness and a thicker, laminated version. The standard type costs roughly half as much, but the laminated shingles have an appealing textured appearance. Also, the single thickness shingle typically last 15 years whereas the laminated version last 25 years or more.
Wood shingles were the main choice of roofing material for centuries and are still a good option. It is important to note some area’s fire codes prohibit the use of wood shingles. Usually made of cedar, redwood, or southern pine, shingles are sawn or split. The life expectancy of wood shingles is in the 25 year range but they cost about of twice as much as asphalt shingles.
Metal roofing is a very durable but often expensive roofing material choice. Some varieties are installed as shingles, but others are manufactured for seamed roofs consisting of vertical lengths of metal sheeting. The biggest benefit of metal roofing is the longevity. Metal roofs stand up well against the harsh condition of the Colorado front range.
Tile roofing, made from half-cylinders of tile, is common on Spanish Colonial and Mission styles homes. Tile roofs are very durable but are expensive and heavy.
Slate is among the most durable of all roofing materials and will outlast the roof it sits on. Extremely durable, but expensive and heavy, slate is not a common roofing material.
Making the Choice
Often times the shape of the roof on your house will determine your choice of roofing material. You’ll want to consider not only the cost of the roofing material but also the texture, weight, and durability of your options. For help more help choosing the proper roofing material, please Contact Us.
